Paperwork Needed

To apply for a loan, you will have to provide the lender with detailed documentation of your financial history. The lender will request a credit report from a credit agency and will verify the information provided in your loan application. Be prepared to provide:

  • Social Security numbers for both you and any co-borrowers
  • Copies of checking and savings accounts statements for the past two months
  • (i.e. all pages 1 of 5 then 5 pages)
  • Evidence of any other assets such as bonds, stocks, or money saved in retirement programs (i.e. 401k or 403b program)
  • Recent paycheck stubs (i.e. must cover a full 30day period)
  • W-2 and/or 1099 withholding forms, and tax income returns for the past two years to verify your income and proof of employment
  • The name and address of someone who can verify your employment
  • Residence history for the past two years
  • Sales contract for the purchase of a new home
  • Homeowner's association information with contact information if property is a condo or part of a homeowner's association
  • ID (i.e. driver’s license)
  • Permanent Resident Card (i.e. front & back of card) if applicable


If you own a property at present time, you will also need to provide:

Mortgage Statement

Homeowners Insurance Policy Declaration Page

Homeowners Association Dues Statement

If you are Self Employed, you will also need to provide:

Company income tax returns for the past two years

Profit & Loss Statement (year to date)

If you have other forms of income, you may need to provide:

Disability Award Letter

Trust Agreement (if you receive Trust Income)

Divorce Decree (only if applicable)

Social Security Award Letter (only if applicable)

Pension Statement (only if applicable)


If you are using the VA program, you may need to provide:

Certificate of Eligibility

DD Form 214, Certificate of Release or Discharge from Active Duty (i.e. generally referred to as a "DD 214")

Certificate of Disability


If you have had a bankruptcy, you may also need to provide:

Certificate of Discharge
